| Tenants Guide to Renting Finding a Property We manage in excess of 600 properties and maintain a comprehensive list of all those that are available at any time; this list is available at any time on this site. Application costs To register as a prospective tenant there is an application form to be completed and administration fee of £100 payable at commencemeant of the tenancy. Viewing Newark Property Management manage a very wide range of property from studio flats to very large country houses and given reasonable notice we are normally able to meet tenants requirements. We cover a wide area from Stamford to Retford and from Boston to Nottingham. Once you have identified a potentially suitable property we will arrange an accompanied viewing at a mutually convenient time. Applicants All applications for a property are subject to contract, references and Landlords approval. Prospective tenants will be required to provide details of references (usually bank, employer, previous landlord/character). This information will be treated in the strictest confidence. We will also conduct a credit search. We reserve the right to request a Guarantor who would agree to underwrite the rent. Deposit A dilapidations/ breakages deposit must be paid on application for a tenancy. This deposit is held by Newark Property Management in a specified clients account on a Stakeholder basis. The size of the deposit will vary depending on which property you are applying for but will be at least the equivalent of one months rent + £100. Full deposit is required with application form and is held by Newark Property Management. This deposit will be returned within 28 days of the end of the tenancy if the property is vacated in good order and the terms of the tenancy fulfilled. Rental Payments All rental payments are monthly in advance usually due on the first day of each month and paid by standing order. |
